What is a used portable building?

A used portable building (also called a modular building or relocatable building) is a prefabricated structure that was originally built in a factory and can be transported from one location to another. They are commonly used as classrooms, offices, daycares, and community spaces. Used portable buildings offer significant cost savings over new construction.

How much do your used portable buildings cost?

Our used portable classroom buildings are priced from $49,500 + HST. This price includes 100 km of delivery. Additional delivery distance is charged at a per-kilometre mileage rate. Contact us for a delivery quote to your specific location.

What condition are the buildings in?

Our current inventory includes buildings manufactured around 2006 that are in good condition and move-in ready. They feature HVAC systems and updated flooring. We are transparent about the condition of each building — you are welcome to arrange a viewing before purchasing.

Where are you located and where can you deliver?

We are located in the Toronto/Kitchener-Waterloo region of Ontario. We can deliver buildings almost anywhere in Ontario and across Canada. The first 100 km of delivery is included in the listed price. Contact us for a delivery quote to your location.

What permits do I need to place a portable building on my property?

Permit, zoning, foundation, utility, inspection, and site-preparation requirements vary by municipality and intended use. Buyers are responsible for confirming and obtaining any required permits, zoning approvals, inspections, site preparation, utility connections, and approvals before delivery or installation. Affordable Buildings does not provide permits, zoning approvals, engineering, foundation work, utility hookups, or municipal inspections. We recommend contacting your local municipality before purchasing.

Can I use a portable building as a tiny home or backyard suite?

Some buyers consider portable buildings for workshops, studios, guest space, or accessory-space uses. However, zoning, building-code, permit, foundation, utility, and inspection requirements vary by municipality. Buyers are responsible for confirming whether their intended use is allowed and for obtaining any required approvals before purchasing.

What is the buyer responsible for?

Buyers are responsible for confirming local zoning and permit requirements, arranging any required permits or inspections, preparing the site, ensuring suitable truck/crane access, arranging foundation or blocking work, and coordinating utility hookups. Affordable Buildings sells and helps coordinate delivery/relocation of used portable buildings, but we do not provide permits, municipal approvals, engineering, foundation work, or utility connections.

Do you buy surplus buildings from schools and institutions?

Yes! Our Surplus Dispersal service helps schools, universities, municipalities, and organizations sell or relocate portable buildings they no longer need. We offer free assessments and handle the entire process from marketing to relocation. Call 1-519-741-6317 to learn more.

How do I arrange a viewing?

Call us at 1-519-741-6317 or use our contact form to schedule a viewing by appointment in Southern Ontario. We are available Monday–Friday, 8am–6pm EST.

How long does delivery take?

Once a purchase is confirmed and your site is ready, delivery can typically be arranged within 1–3 weeks, depending on scheduling, distance, site access, weather, and other logistics. The buyer is responsible for ensuring the site is ready for delivery, including access, approvals, foundation/blocking arrangements, and any required utility work.
